What You'll Do

Primary Responsibility:

This role is responsible for being the real estate business partner responsible for supporting market growth, development, greenfield expansion, et al within our Market Development teams.

Essential Functions:

• Partners with Market Development, Supply Chain Solutions, Sales, etc. to drive growth initiatives, business expansion, portfolio optimization
• Develops relationships with developers, EDC's, brokers, etc. and maintains a pipeline of potential properties to support greenfield expansion, existing market growth, targets of opportunity, etc.
• Provides proformas, financial analyses, cash flow projections, business cases, investment memos, etc. in support of growth activity
• Active management of Americold's real estate expansion, prospecting, growth strategy, by leading and analyzing real estate opportunities (e.g. acquisition strategies, etc.) from research and due diligence through transaction completion
• Active management of Americold's real estate portfolio by leading and analyzing real estate opportunities (e.g. dispositions, acquisitions, leasing of space, etc.) from research and due diligence through transaction completion
• Engage brokerage partner and manage relationship related to market growth initiatives and opportunities
• Work crossfunctionally with various internal teams and work effectively with senior management
  
  What Experience You Need
  
  
  • Bachelor's degree with an emphasis in real estate, finance, or business
  • 5 - 7 years of demonstrated industrial real estate success in business planning, strategy, transaction management (IE: due diligence, financial modeling and strategic analysis)
  • Experience in a business with Real Estate and strategic facility planning/construction components and exposure to all aspects of real property transactions (IE: zoning laws, zoning approval process)
  • Strong computer skills including Microsoft Office, Word, Excel, PowerPoint and Access (Strong pivot table analysis)
  • Flexibility for travel - up to 30%
    
    
    
    What Could Set You Apart
    
    
    • Master's degree or professional certification
    • 5 years' experience in deal negotiations and broker management, including negotiating contracts, prices, resolving service issues and reconciling differences
    • Strong financial analysis and analytical skills (experience with financial analytics tools and measures, such as (IE: IRR, ROI, CAP Rates, ROC, ROIC, NPV)
