Major Tasks, Responsibilities and Key Accountabilities-- Provides
excellent customer service to homeowners, residents, and staff.--
Reports to Chief Engineer and General Manager.-- Responsible for
the care and upkeep of buildings and grounds for the entire
community. -- Thoroughness and commitment to ensuring spaces are
ready for the next day, including taking out trash, tidying,
rearranging furniture, and wiping surfaces as needed.-- Operate
Zamboni to clean parking garage.-- Vacuum and skim pool as needed
during the season.-- Operate blower to clean out storm drains on
property.-- Monitors contractors (building or resident hired) to
make sure that they are following building policies, including but
not limited to protecting floors and walls in common areas, working
within permitted vendor hours, and following guidelines as outlined
in the Building Resident Handbook or other instructions given to
the contractor by the Board of Directors, Architectural Committee,
and/or the Property Manager. -- Walks around the exterior of the
facility on a daily basis to spot any obvious conditions that need
attention or maintenance. (Including but not limited to janitorial,
maintenance, and/or landscaping needs)-- Ability to perform basic
maintenance work and minor repairs is a plus (replacing broken
switches, repairing door handles, replacing lightbulbs etc.)--
Commitment to reporting major damages to management and willingness
to oversee repairs, if asked to do so-- Undertake occasional
seasonal tasks (e.g. shoveling snow from the sidewalk)-- Complies
with all safety procedures and requirements-- Maintains Material
Safety Data Sheet (MSDS) records for all materials used on the
property. Other tasks as requested
Requirements:
Skill Requirements-- High school diploma or equivalency preferred.
Technical background from university or vocational sources a
plus.-- Minimum 1- 3 years experience in general grounds or
buildings maintenance.-- General knowledge of electrical, plumbing,
mechanical, and carpentry trades. Must be able to operate tools and
equipment related to facility maintenance. Physical Requirements--
Capable of working extended hours, to include evenings, weekends,
and holidays as necessary.-- Able to see well enough to read faint
or partially obscured writing or printing, with corrective lenses
if needed.-- Must be able to speak English in a clear and
understandable voice so that various types of communications may be
conducted with people of various levels of education and
capabilities, to include the exchange and receipt of information
over the telephone.-- Position involves sitting, standing,
stooping, kneeling, pushing, shoving, lifting, carrying, and moving
objects that can weigh up to 50 lbs. This movement can occur
throughout the day. Must also be able to climb several flights of
stairs if necessary.-- This position will alternate between working
indoors in a controlled climate and with proper lighting, to an
outdoors setting with variable climate and lighting.-- Must be able
to interact with all types of individuals, be mentally alert,
detail oriented, and with good reasoning skills.-- Must be able to
work in small and confined spaces for extended periods of time.--
