Job Description:

Position Summary: The primary role will be to oversee each project's development and construction. The position will participate in multiple, concurrent projects, and will touch all aspects of real estate development and interface with leadership on a daily basis.Essential Duties and Responsibilities include the following. Other duties may be assigned.Prepares construction contract with general contractor, as well as contracts for architects, designers, and consultants. Analyzes budget and project bidding.Reviews and approves project pay applications, change orders, and consultant and vendor invoices.The Construction Associate is responsible for coordinating pre-development activities, such as permitting and due diligence processes.Reviews construction documents, including but not limited to drawings, applications for payment, RFI's, and submittals.Travels in-person to all projects bi-monthly or as necessary to attend on-site project meetings, including preconstruction meetings, OAC's, and subcontractor scheduling meetings.Prepares internal bi-monthly project status reports, OAC executive summaries, project lessons learned presentations, and other internal documents.Coordinates with the Manager of Architecture & Design to ensure projects adhere to Owner's Program, which maps out the critical design and program requirements.Coordinates with the Manager of Architecture & Design to procure Owner-furnished items, such as interior FF&E, fitness equipment, signage, outdoor furniture, etc.Coordinates with the Senior Quality Assurance Manager for envelope design and testing, field inspections, punch/turnover, and general quality control.Facilitates coordination between architects, engineers, designers, and consultants.Manages document control procedures for all projects.Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater's policies and performance expectations.Organizational Responsibilities:Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s)Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s)Identifies areas for improvement and offers suggestions to improve the property's efficiency, profitability, and productivityKeeps abreast of current changes in technology, leasing and sales tools, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information, and applies knowledge and practices to area(s) of responsibility.Work Hours (may vary by state or location):Company's official hours of operation are 8:00am-5:00pm Monday through Friday. Exempt employees are expected to adhere to the standard workweek schedule and work any hours necessary to perform the duties of the job. Bachelor's degree in building construction or civil engineering.2. 1-3 years of relevant work experience in construction.Language Ability:Demonstrated ability to read, write, and communicate effectively; to comprehend and complete legal documents, construction documents, and effectively communicate with partners, vendors, contractors, investors and C-level executives.Math Ability:Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete financial records, budgets, and other fiscal reporting information.Reasoning Ability:Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Incumbents must be detail oriented with strong organizational skills, and must also have a strong sense of urgency to bring appropriate attention to critical issues so they can be resolved in a timely manner.Computer Skills:Demonstrated proficiency in Internet, word processing, spreadsheet, presentation and database management programs in order to complete required reports and employment documents, as well as demonstrated proficiency in web-based construction management software such as Procore. Strong proficiency in the use of Microsoft Office programs such as Word, Excel, Outlook, Power Point and Project. Ability to read and interpret detailed construction plans prepared in CAD or similar design drawing programs. Ability to research, learn and understand new software, applications, and hardware and disseminate the pertinent information to other team members.Certificates and Licenses:Current valid driver's license is required.Supervisory Responsibilities:This job has no supervisory responsibilities.Work Environment:The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Must be able to operate golf carts at properties with golf carts, walk extended distances and navigate stairs to multiple levels daily.Incumbent must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.
